At Bensonwood, we offer two main approaches: our optimized, predesigned home plans, which include our Unity, Forma, and Partner Collections, and our custom homes. Each offers a different balance of design flexibility, personalization, and budget control. The goal across all options remains the same: a high-quality, high-performance home without compromising what matters most.  

And at every level, clients have more freedom than they may realize. 

Start With What Matters Most – To You 

Before choosing a path, ask yourself: where do you want your budget to work hardest? 

For some clients, the answer is full architectural freedom. They want a home shaped around a unique site, a specific design vision, or a complex program. For others, the priority is high-performance construction and elevated finishes, with less need to reconfigure walls, windows, or structural elements. The windows and doors stay where they are within each plan, and the building envelope isn’t something clients reconfigure from scratch. But that doesn’t mean the path is rigid. Unity offers a number of distinct platforms, like the Varm and the Zum, and within each there is a wide breadth of options. Clients have a range of options to work with, including a choice in the number of bedrooms, choosing between a basement or slab foundation, adding a garage, and even adjusting the orientation of the design through mirroring and flipping the plan. These options give clients real flexibility to arrive at a home that fits their site, their household, and how they want to live. All within a thoughtfully defined framework that keeps the process efficient and the budget more predictable.  

Our Legacy Collection, in some ways, shares the same foundation as Unity. It begins with a set of thoughtfully designed plans, developed with both quality and efficiency in mind. Forma is currently the only platform within the collection, offering a family of plans built around open, generous living spaces and a strong architectural identity. Where Forma distinguishes itself, is in its character and scale. These are generally larger homes with a stronger presence of timber frame elements throughout and a broader range of options to work with. Clients also have the benefit of working directly with an architect, who helps them navigate those options, personalize the design, and shape the home into something that feels distinctly their own. It’s a more bespoke experience by nature, and for clients who want that elevated level of involvement and a home with more architectural presence, Forma offers a compelling choice. 

Our Partner Collection offers another path to architectural distinction. These homes begin with plans by world renowned architecture firms, including Lake Flato and KieranTimberlake, and are brought to life through Bensonwood’s off-site manufacturing process. Clients gain access to a strong design point of view, environmentally responsible construction, and the precision and performance of prefabrication. 

Lake Flato plans emphasize natural light, fresh air, and a connection to the outdoors, while KieranTimberlake plans offer sculptural forms, dramatic angles, open spaces, and thoughtful use of light. For clients drawn to these established designs, the Partner Collection provides a clear path to a home with recognized architectural character and Bensonwood building quality. 

Our custom homes offer the greatest design freedom. This approach is ideal for clients who want a home fully shaped around their site, aesthetic, and long-term vision. Layouts, materials, structural expression, and finishes can all be tailored to support the way they want to live. 

Custom work can take different forms. Some clients begin with Bensonwood’s in-house design team, while others come to us with an outside architect or designer already involved. In either case, our role is to bring decades of craft, building science, engineering, and off-site manufacturing experience to the process, helping translate a custom vision into a high-performance home that can be built with precision. 

That level of freedom is genuinely valuable for the right client, but it also means more decisions, more design time, and a larger budget allocated to the process itself. 

 

Adding Character Without Adding Complexity 

A recent client captured this well. They were initially drawn to Forma, but ultimately chose a Unity Varm and used the cost difference to upgrade their finishes significantly. That choice created a high-performance home with interior details that felt personal, elevated, and exactly right for how they planned to live. The structure had fewer variables, which allowed more of the budget to go toward the finishes and details that shaped how the home would feel every day. 

 

That kind of tradeoff is worth thinking through honestly. Choosing a path with more customization than you truly need can stretch the budget in ways that force compromises later, often in the very areas that matter most to daily comfort. Choosing a more defined path can leave room for the upgrades that will genuinely enhance the home.

A Unity client can choose premium flooring and carefully curated cabinetry to make a well-designed structure feel distinctly their own. A Forma client can layer finishes onto an architecturally flexible framework to add warmth and character. A Bensonwood Custom client can integrate finishes into a fully tailored design vision where every element is considered together.
